Duration of Guarantee:
- Tongue and Groove Buildings - up to 10 years
- Log Cabins - up to 10 years
- Pressure Treatment Buildings - up to 15 years
An apex roof features more headroom at the highest point in the middle (underneath the ridge). Whereas, a pent roof has more headroom at the front. Both are designed for adequate runoff. An apex roof offers a more traditional style, whereas a pent roof is perfect for a more contemporary garden design.
At lot of BillyOh customers convert their garden building into the perfect home office. We've found that log cabins and summerhouses typically lend themselves to this purpose with their adequate space and glass features that allow for lots of natural light.

Garden buildings will fall under what's called 'permitted development' and won't require planning permission, so long as they:
- Are single-storey
- Aren't intended for permanent residential use
- Don't exceed a max eaves height of 2.5m
- Don't exceed an overall height of 4m (dual-pitched roof like an apex or -reverse apex) or 3m (any other type of roof, like a pent)
- Don't take up more than 50% of your garden area
- Aren't build past the front wall of your house

Apex Roof
Whether it's an apex metal shed or an apex bike store, the two slopes and high ridge height of this style are what we associate with the classic garden shed. With excellent runoff to the sides and increased head height in the middle, apex roof sheds are some of our most popular models.
Pent Roof
On the other hand, a pent roof offers a lovely contemporary silhouette whilst still offering increased headroom at the front of the shed and water runoff to the back.
Bespoke Garden Buildings

Tongue and Groove Cladding
At BillyOh, we utilise tongue and groove cladding for most of our garden buildings. With a tongue and groove floor, walls, and roof, your garden building will be both better insulated for the colder months and better protected against British weather. Tongue and groove timber uses interlocking construction to create a sturdy build and a tight seal, and our wooden garden buildings also come with green mineral roof felt for added weather protection.
Treatments - Pressure Treatment
And if you want to make your garden building even more weather resistant, we offer optional pressure treatment on many of our models. By treating wood with preservatives in a vacuum they can penetrate the surface offering even longer-lasting protection against harsh weather conditions. Otherwise, we treat our buildings with golden spray treatment to protect them until after delivery. Then we suggest that you manually treat wood after installation.
Guarantee
At BillyOh, our range of buildings made from tongue and groove timber come with a 10-year guarantee against rot, decay, and insect infestation. Pressure-treated models come with an increased 15-year guarantee.

Planning Permission
Planning permission rules for the UK state that, as long as your garden buildings:
- Aren't intended for use as permanent living spaces
- Aren't taller than 2.5m in height at the eaves
- Aren't taller than a height of 4m (dual-pitched roof) or 3m (pent roof) at the ridge
- Aren't built past the front wall of your house
- Don't take up more than 50% of your garden
Then they'll fall under 'permitted development' and should require no planning permission. If you have any queries, check your local council rules. And always remember to build any garden building on solid foundations.
Installation
At BillyOh, we don't offer an installation service on our garden buildings because they're designed to be easily put together. Just follow the comprehensive assembly instructions provided with your order and build onto a sturdy base (like a BillyOh foundation kit offered as an add-on at purchase).
With a friend helping you and some basic tools, you can have your BillyOh building assembled onto a timber, plastic, or concrete base in a matter of hours.
