Garden buildings should not require planning permission, so long as they:

• Are single storey
• Do not exceed a maximum eaves height of 2.5m
• Do not exceed a maximum ridge height of 4m (dual-pitched roof) or 3m (pent or other roofs)
• Do not exceed a maximum height of 2.5m (if placed within 2m of a boundary)
• Do not take up more than 50% of your outdoor space
• Are not intended for permanent residential use

Garden buildings should not require building regulation approval, so long as they:

• Have a floor area of between 15-30m²
• Contain no sleeping accommodation
• Are constructed at least 1m away from a boundary

Due to the large size of this building, we would advise checking your local planning permissions and building regulations before assembly. Depending on the distance to your land boundary, the size of your garden or the proposed location relative to any existing buildings, you may require planning permission.

The Fraya Max has been designed to satisfy these rules where possible. This includes an interior space that is less than 30m², an eaves height that is less than 2.5m and an overall ridge height that is less than 3m. This means that it should not require planning permission or building regulation approval, provided there is no sleeping space installed. However, this cannot be guaranteed as planning permission and building regulation rules may vary depending on where you live. Our 44mm Log Boards are a thick profile wall material, with a double tongue and groove fitting built-in, giving you a sturdier build. Our 44m cladding is 57% thicker than our standard 28mm cladding option and has a solid and rigid construction, so you can look forward to enjoying your log cabin all year round, no matter the weather.

The Fraya Max is highly secure with tough, SAN-glazed glass windows and doors that feature a multi-point locking system with security measures like anti-pick, bump and drill door locking cylinders.

Untreated: Log boards are delivered to you untreated, providing you with a natural wood appearance. You will need to treat this annually and after assembly to protect your wood against rot or decay.

Pressure Treated: For an extra level of protection, you can opt for pressure treatment which is an effective way of keeping the wood long-lasting. This is an extra step in the manufacturing process where the wood is treated in a pressurised tank. Chemical preservatives are forced deep into the wood’s fibres to resist rot, decay and termites. When you upgrade to Pressure Treatment, the guarantee is extended from 10 to 15 years.

Single Glazing is used as standard. Our single glazing is crafted from shatter-resistant plastic (SAN) and suitable for seasonal use. SAN is used for its UV properties and the tougher finish avoids breakages when compared to glass. Single glazing is the perfect choice for seasonal buildings such as summerhouses, log cabins and sheds providing plenty of natural light into the building.

You can upgrade to Double Glazing. Crafted from toughened glass, double glazing is the ideal option for a building that is used all year round. The extra thickness will provide better insulation and keep your building warmer in those colder months of the year.

Our Log Cabins arrive as individual boards that are designed to be easily slotted together. This makes assembly easy and gives a strong building with interlocking corners for strength. If you opt for double-glazed windows and doors, these are delivered pre-assembled for your convenience.

We do not offer an installation service on any of our buildings, as they are designed to be easy and simple to assemble. Using the digital assembly instructions included in your order confirmation and a team of at least 2 people, the interlocking logs that simply slot together mean you will have your BillyOh building up in no time!

The Fraya is versatile and you can transform it into whatever you like! The cabin is ideal for use as a home gym or games room where you can entertain your friends, or you could choose to turn it into a living space where you and your loved ones can relax in the comfort of your garden. The Fraya is also ideal to turn into a home office, perfect for those who work from home or run a business from home.

The offset design of the doors offers maximum floor space away from the doors, allowing room for larger furniture items such as desks, gym equipment and soafs - whatever you like!

We offer two roof and roof thickness options, so depending on how you’re going to use your log cabin, you can choose the better option for you.

All garden buildings should be assembled on a firm and level base. A base will ensure your building has a solid, long-lasting and well-drained foundation.

If you want to build your own base, from a sturdy material such as concrete or flagstones, you can find minimum dimensions for each size of this building in the tech specs. In order to protect your building from moisture, you should leave a 2ft gap around the exterior of your building, so remember to take this into consideration when laying any sort of base.

Our robust and simple-to-use EcoBase provides you with a firm, long-lasting foundation with suitable drainage for your garden building. It is quick and easy to install through the use of snap connectors that link the grids to each other.
